Specialist - Maintenance Planning

Custom Job Purpose

This position exists to assist with supervisory work in planning, evaluating, and reviewing all maintenance and repairs to buildings, grounds and equipment for the school district.

Essential Functions of this Job

Evaluates and assists Specialist, Service with maintenance costs, time to complete work and develops the maintenance budget for school plants, reviews manpower needs and establishes standards of performance. Assists in establishing and maintaining procedures for maintenance projects and programs. Implements preventative maintenance programs and develops databases used to track fire extinguishers, air conditioners/filters, fire sprinkler systems, elevators, hood systems and warranties.Maintains spreadsheets that track response time for work orders, project completion times and reports that help coordinate maintenance issues with district facilities. Researches maintenance projects and work orders costs. Monitors workload of school mechanics in cooperation with Director of Maintenance, as well as other staff. Initiates research regarding cost studies and procedures for maintenance work orders and projects. Assists in coordinating maintenance programs and projects with the various operating department of the school system. Schedules and coordinates safety training for Maintenance Services.Assists area shops with procedures for daily routines of handling inventory and work order processing. Monitors and assists with the correction of the account numbers and charge information for maintenance work orders and projects. Be on call as needed and willing to learn new skills and techniques to perform related work as required while working under the general guidelines and direction of the Director of Maintenance. Must be able to perform physical tasks as set forth in the Physical Environment section of this document.

Qualifications

Graduation from an accredited college or university with an Associate's degree in Engineering, Building Construction or Business Administration preferred, or equivalent experience. Considerable experience in the maintenance of school plants and facilities at a supervisory level or equivalent experience in industry. Possess a valid driver's license and be qualified to drive a school board vehicle. Must possess considerable knowledge of Microsoft Excel, Word, Access or comparable programs and working knowledge of SAP. A minimum of 3 years of plant or warehouse inventory experience.

Knowledge, Skills and Abilities

Considerable knowledge of the modern practices and procedures used in facilities maintenance work. Working knowledge of the hazards and safety precautions common to municipal maintenance and repair activities. Ability to plan the work of several crews involved in maintenance. Ability to establish and maintain effective working relationship with employees and other school system personnel. Bilingual/biliterate preferred.

Work Context

Requires some sitting and standing, walking and moving about to coordinate work. Requires the use of alternative communication systems, such as electronic mail, telephones and computers. Requires coordination of work tasks to establish priorities, set goals and meet deadlines. Requires face-to-face discussions and contact with individuals and/or teams. Requires work with students, internal and external contacts, and with the public.

Physical Environment

Requires working indoors in environmentally controlled conditions. Requires sitting for the majority of the day, and the ability to lift, carry, move and/or position objects infrequently weighing up to 20 pounds. May infrequently be required to lift more than 20 pounds.
